Gateway Plaza, Barnsley

The original façade construction of Gateway Plaza utilized Structurally Insulated Timber Panels (SIP’s), carrying Terracotta or combustible metal panels. ARUP Fire confirmed this as non-compliant due to combustible external wall materials above 18 metres. The Governments Department of Levelling Up (DLU) has recently approved funding for the refurbishment of the external façade to the residential units.  

 

The refurbishment involved the removal of the existing façade materials, including terracotta tiles and metal panels. The SIPs were replaced with a non-combustible cavity wall system featuring waterproof membranes, additional insulation and fire barriers. 


All work was conducted externally using mast climbers while the apartments remained fully occupied, ensuring minimal disruption to residents. The façade removal extended back to the internal metal stud that supports the internal plasterboard, with public safety and protection prioritized throughout the project.  


In addition to the façade works, the project also included the replacement of the balcony timber decking, which was carried out concurrently.
