The Staiths, Gateshead

This project involved two occupied high-rise apartment blocks,  The Stephenson and The Grainger, at The Staiths on the banks of the River Tyne. Both buildings required extensive remedial works to meet Building Safety Act (BSA) compliance standards.


The works included:

  • Installation of fire barriers within masonry cavities
  • Cavity closures at ground and roof levels
  • Removal of combustible cladding and replacement with A2-s1,d0 fibre cement cladding panels 
  • Repairs to specific rendered areas

 

For both buildings, work was completed externally using scaffolding and MEWPs. At The Grainger, work was carried out sequentially around the structure to minimise disruption to resident parking, as scaffolding required back propping along the entire north elevation of the car park. Once this was completed, work progressed from other car park areas using MEWPs, carefully coordinating activities to ensure minimal impact on residents.


Effective communication with residents was crucial in maintaining the project timeline and minimising disruptions.
